Most of Aboite is newer construction, built on farm ground that was cut and graded into subdivisions. That fill settles for years, and as it drops the yards lose the fall they were given. We rebuild the grade and bury the downspouts in solid PVC to a pop-up emitter, and where the water sits in the soil we run perforated pipe in washed #57 stone behind filter fabric. A gravel trench without that fabric packs shut on graded clay.
Aboite grew fast on the southwest side, and its drainage complaints are new-build complaints. The homes are not old, but the clay under them was reshaped by machines, and reshaped clay keeps moving. A grade that shed water at closing can tip back toward the house a few seasons later, and the sump starts running more than it should.
